Air-cooled means the engine sheds heat with fins and a fan. That construction is why the 9–12 kW class costs less, sits lighter on the pad, and tolerates a week of August full load worst of the three. Liquid-cooled means a radiator loop, the same design as a car; that class is built for longer duty, lower sound at the property line, and the kW figures people quote when they want two condensers and a well running at once. The premium is paid in concrete, gas pipe, and a delivery truck that needs a path.
Square footage is not a kilowatt formula. A tight 1,800 sq ft heat-pump house can require the liquid-cooled class; a leaky 3,000 sq ft gas-furnace house that locks out the air conditioner can live on air-cooled. Caveats that kill “whole house” claims
Altitude, locked-rotor amps, exercise, oil
Nameplate kW assumes a defined power factor, temperature, and often sea-level air. Climb a few thousand feet and the same air-cooled unit is a smaller machine; ask the dealer for the altitude derate before you commit to a brochure kilowatt. A 4-ton heat pump’s locked-rotor amps can still brown out a generator that clears the running-watts math, because starting current is a spike, not an average. If the installer cannot discuss LRA, soft-start, or load-shed without reaching for the brochure, get another quote.
Whole-house does not mean unlimited. A managed panel that sheds the range and both condensers is a valid, cheaper design. A plant that claims to run everything and then trips on the well plus the heat pump is a failed spec, not a failed brand. Exercise the unit on the schedule in the manual (typically weekly, under some load) so the engine sees oil pressure and the transfer switch actually transfers. Budget oil, filters, a battery, and a service contract; an engine that sits eleven months is a project, not insurance.
Placement belongs in “best.” A correctly sized 12 kW class in a side yard that violates window clearances or a noise ordinance is not the best unit; it is a failed permit.
